What happened to Marshall Field’s in Spring Hill Mall?

The Spring Hill Mall was originally constructed by the Homart Development Company, which was subsequently purchased by Sears, Roebuck & Company. In October of 1980, Marshall Field & Company and Sears, Roebuck & Company were the mall’s anchor stores when it first opened its doors.

The initial agreement called for Carson Pirie Scott to establish an anchor shop in the space that is presently held by Kohl’s (which was once MainStreet), but this plan was ultimately scrapped. In October of 1980, a Carson’s chain store named Honey Bear Farm was one of the first stores to open in the west wing of the mall.

Carson Pirie Scott finally built a shop at the mall in 1990, when the previous anchor Bergner’s store, which had been added to the mall in 1981 as Bergner-Weise, was re-branded as Carson Pirie Scott.P.A. Bergner & Co., the parent company of Bergner, made the decision in 1989 to rebrand its Chicago-area Bergner stores as Carson Pirie Scott after it had bought the Carson’s chain the previous year.

It was revealed on April 18th, 2018, that Carson’s will be closing its doors because its parent company, Bon-Ton Stores, was going out of business. On August 29, 2018, Carson’s was officially put out of business for good. The Joseph Spiess Firm, a specialized department store company with its headquarters in Elgin, Illinois, first opened its doors in 1984 in its anchor site on the northwest side of the mall.

In 1994, Joseph Spiess decided to close his business in the Spring Hill Mall. After Wickes Furniture, Steve and Barry’s (which shut down in February 2009), Home Furniture Mart (which opened in 2011), American Eagle Furniture (which debuted in 2013), and Darna Furniture occupied this space in subsequent years.

This site stopped being occupied in the year 2015. JCPenney first debuted at what is now the main spot at the west end of the shopping center in 1983. JCPenney made the announcement that they will be closing this location on January 24, 2011, which took effect on June 1, 2011. To this day, the village of Carpentersville is responsible for providing police and fire safety services, as well as the issuance of all applicable permits, licenses, and requests for zoning changes to those anchor and mall stores that are located within its boundaries.

This includes the portion of the mall where current anchor Kohl’s and former anchor Carson Pirie Scott & Co. (opened as Bergner-Weise) are located, as well as the portion of the inside mall that is immediately adjacent to the two anchor store locations.

In 2011, in the wake of the bankruptcy of General Growth Assets, Rouse Properties was given ownership of thirty shopping center properties, among which was Spring Hill Mall.

In the past, this location served as the D. Hill Nursery. However, in order to create room for the mall, the nursery was moved to Union, Illinois. The owner made the announcement on the redevelopment of the shopping center on February 20, 2015. The first phase of the project will involve the demolition of the west end of the mall, which will include the food court as well as the former locations of JCPenney and Darna Furniture.

As a result, Kohl’s and Cinemark are the only two anchor stores that remain in the shopping center. In 2021, the Kohan Retail Investment Group purchased the Spring Hill Mall after it was put up for sale.
